Before Flor was an award-winning producer, author, and speaker, her life looked radically different. Facing homelessness and unemployment earlier in her life, she had to rebuild from scratch.
When she entered real estate in 2015, people told her she wouldn't sell anything. Working 8:00 AM to 4:00 PM at her brokerage and bartending late into the night, she proved them wrong by closing 12 homes in her first year.
Fast forward to today: after stepping back to focus on family and reset her business, Flor put her exact systematic playbooks to the test. The result? 75 units closed in six months.
"People don't want to hear 'let's put in work.' They want to hear what's the fancy new easy button... But if you just build a business where you're focused on the relationship, people just love you."
One of the biggest friction points agents face is struggling to get consistent results from their sphere. Flor’s take? The issue isn't your sphere; it's your information.
If you don't have complete data on your past clients and leads (birthdays, home anniversaries, family details, precise preferences), you can't deliver consistent value. And when your outreach is inconsistent, your results will be too.
"Incomplete information or incomplete systems lead to inconsistent relationships. And when you have inconsistent relationships, then you can't have the results."
Perform a Database Audit: Be brutally honest about the state of your CRM. Stop keeping contacts on sticky notes or relying on memory.
Collect Information Up Front: The moment a new lead enters your ecosystem, capture their full details right away.
How many times have you dropped everything to run out and show a house to a lead who hasn't even proven they're serious?
Flor advocates for establishing strict boundaries using a simple 15-second lead intake system:
When a potential client calls, set the standard immediately:
"Oh my gosh, that's so exciting... Is this your cell phone number? Great. I'm going to send you a text and once you fill out that form, I'll call you back."
Think about going to a doctor's office. You don't demand to see the doctor immediately without filling out intake paperwork. You sit down and complete the form without objection. Real estate shouldn't be any different.
"People don't buy you, they buy your standards."
When you’re starting out, you have to do the manual work. Flor spent years hand-signing birthday cards, putting together mailers, and tracking details herself.
Doing the work manually allowed her to develop a distinct style and standard. Once her transaction volume grew to a point where doing it alone wasn't sustainable, she didn't abandon the practice. She delegated it.
By leveraging virtual assistants (VAs) and clear standard operating procedures (SOPs), her systems run automatically behind the scenes, ensuring every client feels seen, loved, and valued.
At the end of the day, real estate is simply a vehicle to fund the life you actually want to live.
